The Challenge
Located at the current site of a surface parking lot, Hollywood & Gower is a 21-story residential/mixed-use tower located at the eastern gateway to the Hollywood Walk of Fame. Cited at a prominent location in an evolving neighborhood adjacent to The Fonda Theater – an historic 1920s live music and entertainment venue – HKS was challenged to consider the intersection of old and new architecture to design a modern residential high rise blended with welcoming amenities and gathering spaces for residents and the public alike.
The Design Solution
The 21-story residential tower features 220 apartments designed for a contemporary, social lifestyle. The tower is positioned on a north-south axis to maximize views to the north and south for all units. To the north is a direct view to the world-famous Hollywood Sign; facing south is the Los Angeles city basin looking toward the Pacific.
The rooftop features a full indoor prep kitchen, activity room and landscaped terrace with city and ocean views. The building orientation allows for a sun-filled open space, acting as a massing buffer from the adjacent Fonda Theatre while maximizing daylight entering the residents’ amenity area.
A striking building feature is the performative exo-skeletal metal encasing. Wrapped in a prefinished white aluminum panel, the facade maximizes glazing around the building while reducing heat by 20% and creating a foil that organizes the randomness of the “diving board” balconies. The skin protrudes from the structure in front of clear vision glass and dark metal panels. Full-length south-facing terrace balconies provide shade without compromising views.
Located at ground level is a 3,270 square-foot (303 square-meter) restaurant with plazas and outdoor seating. Beside the restaurant is an outdoor living room/pocket park for hosting pre-theater event activities and other gatherings. The project offers 317 parking stalls; one level below-grade and three at podium level with signage, large scale murals or other artistic displays above-grade parking levels. Gower Street will offer a turn-out for ride share and taxis.
The residence program offers a mix of studio, one- and two-bedroom floor plans, with common amenities including a pool deck, fitness center, extensive bike storage and plenty of nearby public transportation options.
The Design Impact
Hollywood & Gower exceeds open space and California green building code requirements. Ten percent of the units are designated for low-income households.
The project is scheduled to break ground in the third quarter of 2020, with construction completion anticipated by the second quarter of 2023.
